Pelorus Capital Group, LLC is a private credit and equity manager based at 124 Tustin Avenue in Newport Beach, California. It describes itself as a data-driven asset manager specializing in private financing for the cannabis sector, with related interests in psychedelics and regenerative medicine. Its timeline dates its first dedicated cannabis lending to 2016, a $100 million privately held cannabis real estate lending vehicle to 2018, a private mortgage REIT to 2020, and an investment-grade rating for that REIT to 2021. Its debt strategy has two parts. Value-add construction lending finances buildings for cannabis-licensed tenants, including owners converting non-cannabis property to cannabis use. Pelorus says its own market datasets on U.S. cannabis supply drive its underwriting, and it cites an A rating from Egan-Jones on a $50 million secured bond.

Investors reach it through a separate investor-relations channel and portal, since the mortgage REIT is privately offered. Pelorus is a lender, not a landlord, so it suits an operator or property owner that wants to keep ownership and borrow against the building rather than sell it.
